오퍼가 들어가 있는 동안 SquareStudio 에이전시에서는 계약하시는 매물의 명의가 누구인지, 전대(임대 후 재임대) 가능성여부 혹은 사기여부를 꼼꼼히 체크해 드립니다.
이때 서류를 확인하는 작업에서 별도의 20파운드 금액이 소요됩니다.
While the offer is in progress, SquareStudio Agency will carefully check the property’s ownership, the possibility of subletting, and whether there are any signs of fraud.
Please note that a separate fee of £20 will be charged for the document verification process.

해당지역 에이전트가 뷰잉을 함께 봐드리며 렌트 계약 전과정까지 함께 도와드립니다. 한국과의 시차를 감안하여, 불가피한 상황을 제외한 고객과 함께 화상투어로 뷰잉하는 것을 기본으로 합니다.
고객님이 영국 입국전 계약완료를 목표로 하며, 오퍼 Application form 작성시 도움이 필요하시면 도움을 드립니다. 고객님의 입국후 뷰잉투어를 함께 도와 드리지는 않습니다.
Our local agents working for SS agency will accompany you on viewings and assist you throughout the entire rental contract process.
Considering the time difference with Korea or else where, we make it a standard to conduct video tours with clients, except in unavoidable circumstances.
The goal is to complete the contract before the client’s arrival in the UK, and we are happy to provide assistance if you need help filling out the offer application form.

오퍼수락 이후, 정식 계약절차 및 관련업무를 지원합니다. 영국 입국전 임대인/부동산과 임대계약을 조율하여 입국시 바로 입주 가능하도록 도움을 드립니다. 최종 계약서 리뷰 및 인벤토리 리포트 리뷰서비스는 요청시 제공해드립니다.
고객이 영국 입국 후 후보집을 둘러보고 결정하는 현지 투어 서비스는 제공하지 않습니다.
After the offer is accepted, we support the formal contract procedures, and related tasks. We assist in coordinating the rental contract with the landlord/real estate agent before the client's arrival in the UK, ensuring that the client can move in as soon as they arrive. We offer a final contract review and inventory report review service upon request.
We do not provide on-site tour services for clients to visit potential properties after arriving in the UK to make a final decision.

After the viewing, the offer process will take place before the formal contract procedures. We assist in the negotiations during this stage and provide help with drafting and reviewing the offer proposal.

SCHOOL ENROLLMENT FOR CHILDREN
사립학교를 비롯하여 공립학교 지원과 관련하여 고객과 소통하여 관련 서류 준비 및 학교 등록에 도움을 드립니다.
자녀가 아직 영국 영어 및 영어에 익숙하지 않은데다가 바로 영국 학교에서 수업을 받아야하는 부담감으로 스트레스를 받고 있는 경우라면 스퀘어스튜디오에 등록된 과외선생님을 소개해 드립니다.
We assist clients in communicating about applications to both private and public schools, helping with the preparation of relevant documents and school registration.
If your child is not yet familiar with English and is feeling stressed about attending classes in a UK school right away, we can introduce you to a tutor registered with Square Studio to help with additional support.
Utility 및 Council Tax등록
Water Bill, Gas & Electricity Bill과 같은 Utility Bill과 관련하여 등록을 도와 드리거나 혹은 다른 업체로의 이전 을 도와드리며, Council Tax Bill 폭탄을 막기 위한 빠른 등록을 도와 드립니다.
We assist with registering utility bills such as the Water Bill, Gas & Electricity Bill, or help with transferring to other service providers. We also offer quick registration assistance to help prevent a sudden spike in Council Tax bills.
AIRPORT PICK-UP
한인택시를 연계해드립니다. 연계된 기사님께서 도착시간에 맞추어 공항 Arrival에서 대기하셨다가 목적지 까지 편한 서비스를 제공해드립니다. 수하물 갯수 및 탑승인원 그리고 목적지까지 거리에 따라 가격은 상이합니다.
Simply provide us with your flight date and time, and our Korean drivers will offer you the best service possible.
A Korean taxi driver or SS agent will meet you at the designated pickup location outside the airport’s “Arrival”, according to your arrival time.
The price may vary depending on the number of pieces of luggage, the number of passengers, and the distance to the destination.
EDUCATIONAL SUPPORT
영국 학교로 자녀를 전학시키는 일은 복잡한 절차를 거쳐야하며 영국에 거주해본 경험이 없는 가정에서는 도전적인 경험이라는 점을 충분히 이해합니다. 저희는 이주 서비스의 일환으로 귀하의 가족에게 교육 지원을 제공합니다. 자녀의 교육에 대해 조언이나 도움이 필요하시면, 저희가 길잡이가 되어 지원해 드리겠습니다. 또한 자녀가 케임브리지 튜터스를 통해 1:1 수업을 받을 때, 자녀들이 다니게 될 학교와 교사들과 소통하여 함께 협력하고 학습을 향상시킬 수 있도록 최선을 다해 도움드리겠습니다. 이 모든 서비스는 수업료에 포함되어 있으며, 1:1 개인 수업료는 정착서비스 비용과는 별개입니다.
We understand that moving your child to a UK school can be complex and challenging. As part of our relocation services, we offer educational support for your family. If you need advice or assistance with your child's education, we're here to guide and support you. We can also communicate with your child's school and teachers to work together and improve their learning when your child have 1 on 1 tuition with our Cambridge Tutors – all included in the cost of the lessons.
Relocation Service Consulting Registration Fee
All new clients using our relocation services are required to pay a registration fee of £150.
Please note that this registration fee is non-refundable.
When proceeding with our relocation services, the registration fee of £150 will be deducted from the total package cost, and the remaining amount will be invoiced.
Please also note that visa services are not included in the relocation service package and must be arranged separately. We appreciate your understanding.

VISA Service Consulting Registration Fee
All new clients using our VISA services are required to pay a registration fee of £150.
Please note that this registration fee is non-refundable.
When proceeding with our VISA services, the registration fee of £150 will be deducted from the total cost, and the remaining amount will be invoiced.
Please also note that GUARDIAN and LANDING services are not included in the VISA Consulting service package and must be arranged separately. We appreciate your understanding.

결제 및 송금 관련 이용약관
Terms & Conditions for Payment & Remittance
(정착 서비스 / Settlement or Relocation Service 관련)
1. 목적 Purpose
본 약관은 고객이 SquareStudio의 정착 서비스(이하 “서비스”)를 이용함에 있어 발생하는 결제 및 송금 관련 사항을 규정함을 목적으로 합니다.
These terms set out the conditions regarding payment and remittance for clients using SquareStudio’s settlement (landing) service.
2. 결제 조건 Payment Terms
모든 서비스는 사전결제(Pre-payment) 기준으로 제공됩니다.
서비스 신청 후, 안내된 금액을 지정된 결제 수단으로 납부하셔야 하며, 결제 완료 후 서비스가 확정됩니다.
All services must be paid in advance. After submitting your application, payment must be made using the designated method. Service will only be confirmed upon receipt of full payment.
3. 결제 수단 및 통화 Accepted Payment Methods and Currency
결제는 영국 파운드 스털링(GBP)을 기준으로 하며,
신용카드, 은행 송금, 또는 회사가 제공하는 결제 게이트웨이를 통해 이루어집니다.
모든 해외 송금 수수료 및 환율 차이는 고객 부담입니다.
Payments are processed in GBP via credit card, bank transfer, or the platform’s designated payment gateway.
All fees related to international transfers and exchange rate fluctuations are the responsibility of the client.
4. 환불 정책 Refund Policy
고객 사정으로 인해 서비스 이용 전 취소하는 경우, 요청 시 기준에 따라 일부 환불이 가능할 수 있습니다.
단, 서비스 준비가 이미 시작되었거나 외부 업체(숙소, 교통 등)에 비용이 발생한 경우 해당 금액은 환불되지 않습니다.
서비스 개시 이후에는 환불이 불가합니다.
If a client cancels the service before it begins, a partial refund may be available, depending on the progress of preparation and any third-party bookings (e.g., housing, airport pickup).
Once the service has started, no refunds will be issued.
5. 계약 당사자 및 책임 Responsibility & Limitations
SquareStudio는 서비스 제공자로서, 고객이 현지에서 제3자(숙박업체, 학교, 기타 기관)와 맺는 계약 또는 관계에 대해 직접적인 법적 책임을 지지 않습니다.
SquareStudio provides support and coordination as part of its landing service but is not legally responsible for any separate agreements the client enters with third-party service providers.
6. 세금 및 회계 Tax & Accounting
SquareStudio는 영국 세법(HMRC 기준)에 따라 서비스 금액과 관련된 거래를 기록·보관하며, 필요 시 세금이 부과될 수 있습니다.
SquareStudio complies with UK tax regulations and maintains records of all transactions. VAT or other applicable taxes may be added where required.
7. 고지 및 변경사항 Notification & Revisions
본 약관은 SquareStudio 웹사이트 및 신청 페이지에 게시되며, 사전 고지 후 언제든지 수정될 수 있습니다.
